Approach

Most of the risk in a project lives in the gap between the architect and the builder. We removed the gap.

Modus is an architect-led design-build practice. The principal is a licensed California architect, and the same team that draws your home is the team that builds it. There is no second firm to coordinate, no design intent lost in translation, no finger-pointing when a question gets hard.

That means a single point of accountability from the first feasibility study to the last item on the punch list. We hold the design, the budget, and the schedule together — because they were never meant to be separate conversations.
